Phase 5: Construction Documents

You likely have a shortlist of builders you want to meet with by now, or you may have contracted a builder much earlier. Either way, clear some room on your dining room table—it’s time for blueprints!

The design process continues next to the CD—or construction documents phase. These will be the drawings that are created for actual construction and permits. This allows you to contact builders who can now produce more accurate bids for the cost of building your home with all the details you desire.

In the case of BIM, or Building Information Modeling, designers can create an intelligent, insightful model that can be used for the lifespan of the building and can be extremely beneficial for your builder. These models can be used for more accurate material estimation, energy models, and as a document recording all of the products you want to be used in construction (those paint colors and stone details you picked out in the previous phase). The future of BIM is to create an information model that could even be used for the automation of systems, emergency and security management.

The process of finding a builder, getting engineering approval, and obtaining building permits can take time, and your building designer will help you through this process. Depending on your designer and your preferences, your building designer can assist you with interior design and can stay involved with you and your builder through the entirety of your home’s construction. 

And there you have it. 

As you can see, designing a home is a lengthy process that relies on clear communication, a bit of patience, and plenty of excitement!

From those fragments of inspiration we started with in Phase 1 will emerge a living, breathing structure. A space for you to live your life, one you’ll cherish, where you’ll thrive. A space that becomes your home.
