For Colorado homeowners, finding new ways to maximize space, increase property value, support attainable housing solutions, and adapt to changing family needs is more important than ever. ADUs (Accessory Dwelling Units) have emerged as a smart solution — blending practicality with creative design.
Imagine this: a retired couple in Colorado Springs wants to stay close to their grandkids but still maintain some privacy. By building a charming backyard cottage on their shared property — complete with a cozy kitchen, bright living area, and a private entrance — they create the perfect balance of independence and connection. Or consider a young professional working remotely who transforms a converted garage into a sleek office and guest suite, available for either rental or personal use.
These are real scenarios that showcase how ADUs are more than just extra space — they’re personalized solutions that fit changing lifestyles. At LGA Studios, we specialize in crafting ADUs that blend style and functionality while meeting Colorado’s unique neighborhood design and zoning requirements. Our solutions are tailored to fit your needs and budget.
What is an ADU?
An ADU (Accessory Dwelling Unit) is a self-contained living space located on the same property as a primary residence. These units can take several forms:
Detached ADUs: Separate buildings that offer maximum privacy — ideal for rental income or guest space.
Attached ADUs: Connected to the main home but with their own entrance — a great option for multigenerational living.
Garage Conversion ADUs: Transforms an existing garage into a stylish living space — perfect for home offices, creative studios, or guest stays.
ADUs have gained popularity in Colorado Springs due to their flexibility and value and in response to recently updated zoning laws. By turning unused space into a purposeful living area, homeowners can generate passive income, support aging family members, or create a dedicated workspace without altering the primary home’s structure.
ADUs fit beautifully alongside single-family homes on the typical 66’ x 90’ lots found in many Colorado Springs neighborhoods using the R1-6000 zone. Read more about affordable housing ideas on our blog.
ADU Regulations in Colorado Springs
Building an ADU in Colorado Springs can unlock incredible value, but understanding the city’s regulations is crucial to making sure your project goes smoothly.
Zoning Laws: The new zoning code now allows ADUs in most residential zones, but each neighborhood may have specific rules. For instance, Old North End and Downtown areas may permit ADUs with certain design restrictions to maintain the community’s historic charm.
Permitting Process: Getting the green light for an ADU requires careful planning. Start by working with a designer like LGA Studios to create a site plan and draft your ADU layout. From there, you'll submit plans to the Colorado Springs Planning Department for review. The process typically involves inspections, zoning compliance checks, and ensuring the design meets fire and safety codes.
Size and Height Restrictions: Colorado Springs ADUs generally max out at around 600-1,200 square feet depending on lot size and zoning. Heights are often capped at 25 feet for detached units to ensure neighborhood consistency. Depending on the roof pitch, some neighborhoods may allow a height of up to 28 feet.
Parking Requirements: Some zones require ADU owners to provide off-street parking, while other areas — particularly walkable neighborhoods — may waive this requirement. Certain situations may require applying for a variance.
Rental Rules: While ADUs are perfect for generating rental income, short-term rental restrictions may apply. Many areas in Colorado Springs limit Airbnb-style rentals for ADUs unless the property is owner-occupied.

Designing an ADU with LGA Studios
Crafting a well-designed ADU means balancing beauty, functionality, and efficiency. At LGA Studios, we specialize in creating ADUs that seamlessly blend with your home’s style while maximizing your property’s potential.
Maximizing Small Spaces: When designing an ADU, every square foot counts. We focus on smart layouts that combine open floor plans, built-in storage, and multifunctional furniture to make compact spaces feel spacious and comfortable.
Sustainable Design: Colorado Springs’ sunny climate makes ADUs ideal for energy-efficient features like solar panels, passive heating strategies, and eco-friendly building materials. Our team incorporates these sustainable practices to help reduce energy costs and enhance long-term value. Check out a client build that used ICF blocks for a net-zero ADU with plenty of unique flair.
Blending with Nature: Designing ADUs that harmonize with Colorado’s natural beauty is a signature focus for LGA Studios. We often use natural materials, expansive windows, and outdoor living spaces that connect residents to their surroundings.
Best Uses for an ADU in Colorado Springs
An LGA Studios client in the Broadmoor asked us to design their custom ADU as a peaceful yoga retreat and meditation studio. Featuring natural wood interiors, soft lighting, and large windows with mountain views, it became a sanctuary for relaxation and wellness.
ADUs are versatile, and their functionality often depends on your household’s goals. Homeowners in Colorado Springs have embraced ADUs for several creative and practical uses:
Rental Income: ADUs offer a fantastic opportunity to generate passive income. With Colorado Springs' growing rental demand, a well-designed ADU can attract long-term tenants or traveling professionals.
Multigenerational Living: ADUs provide a great solution for keeping family close without sacrificing independence. Aging parents or adult children can have their own space while remaining part of the family dynamic.
Home Office or Studio: Remote work has become the new norm, and ADUs offer the ideal solution for a distraction-free workspace.
Guest House: ADUs make great guest accommodations for visiting family and friends, providing comfort and privacy.
Downsizing for Retirees: ADUs can also serve as a smart downsizing option for retirees looking to simplify while staying close to family.
Financial Considerations
Building an ADU is an investment, and understanding the financial implications can help homeowners plan effectively.
Construction Costs: ADU costs in Colorado Springs typically range between $200,000 and $350,000, depending on size, materials, and complexity. Detached units with custom features may lean toward the higher end, while garage conversions often come at a lower cost.
Financing Options: Homeowners can explore several financing methods, such as HELOCs (Home Equity Line of Credit), cash-out refinancing, or ADU-specific loans designed to help fund secondary units.
Return on Investment (ROI): ADUs can significantly boost property value. Many homeowners recoup costs through rental income or enhanced resale value.
